Are you planning a vacation in Thailand and prefer apartment- or villa-style stays over traditional hotels? You’re in luck. Marriott Bonvoy’s Homes & Villas portfolio in Thailand now spans hundreds of properties and if you book smart, you can earn 4× bonus points on qualifying stays.
Here’s how it works, what to watch out for, and whether it’s worth your time.
What’s the Deal?
Marriott Bonvoy currently features more than 500 homes and villas across Thailand, from modern apartments to beachfront villas and private houses, as part of its Homes & Villas by Marriott Bonvoy collection.
The brand’s latest promotion makes these stays even more rewarding. Marriott Bonvoy members can earn four times the usual base points per eligible U.S. dollar (or currency equivalent) when booking a stay of at least three consecutive nights at participating properties in Thailand.
To qualify, your stay must take place between October 1, 2025, and March 31, 2026. Reservations must be made directly through the official Homes & Villas by Marriott Bonvoy website by October 19, 2025, no later than 11:59 PM EST.
Unlike many promotions, no separate registration is required, simply book your eligible stay, pay with cash or credit card, and the bonus points will automatically post to your Marriott Bonvoy account after checkout.

How the Math Works
When it comes to calculating your return, Homes & Villas by Marriott Bonvoy rentals normally earn five points per U.S. dollar (or equivalent) on qualifying charges. With this promotion, that amount increases fourfold — meaning you’ll receive a total of 20 points per dollar spent on eligible charges. It’s important to remember that not every fee counts toward earning points. Taxes, booking fees, cleaning fees, security deposits, and optional add-ons are typically excluded.
The promotion only applies to stays paid in cash or by credit card, so award stays and bookings made through third-party platforms do not qualify. Once your stay is completed and your Marriott Bonvoy membership number is correctly attached to the reservation, the bonus points should appear in your account within 72 hours. Keep in mind that if you cancel your booking or fail to show up, no points will be awarded.
A Few Things to Keep in Mind
- Properties outside Thailand don’t qualify.
- Marriott hotels, branded residences, Marriott Executive Apartments, and Marriott brand-residences (even if listed under Homes & Villas) are excluded.
- Stays partly or wholly redeemed for points (award nights) don’t earn bonus points under this promotion.
- If Marriott suspects fraud or misuse, it reserves the right to refuse, adjust, or cancel the bonus.
Since Homes & Villas is a marketplace of third-party properties operating under Marriott’s umbrella rather than Marriott-owned inventory, the level of quality, service, and consistency can vary from one property to another. Some travelers have even reported issues, such as confirmed reservations being canceled by partners.
Hidden costs are another factor to watch. Cleaning fees, taxes, and booking fees often don’t count toward point accumulation, so it’s always worth reviewing the full cost breakdown before finalizing a reservation.
Conclusion
This promotion offers a clear advantage for travelers who already prefer villa or apartment-style stays. It’s straightforward to use since no registration is required, and the extra points can add up quickly, especially on longer stays.
